Official API. Sold listings only — this never scrapes anything. Four years across a dozen suburbs is roughly fifty calls and takes a few minutes; it runs one suburb-year at a time so a hiccup costs you one slice, not the lot.

Valuer General

The official record. Free, authoritative, and it lags four to eight weeks — so it is the baseline, not the front edge. Domain fills the gap between the last VG release and today.

The office almost certainly has a subscription, and it covers the mid-band coastal sales this file is missing — anything under about $3m in Wombarra, Coledale and Scarborough. Export twelve months, import it as CSV, and the appraisal comparables stop having holes in them.
