Every comparable in every appraisal comes from this file. Keep it current and the
appraisals hold up; let it drift and they quietly stop being true.
What's on file
Pull from Domain
Official API. Sold listings only — this never scrapes anything.
Four years across a dozen suburbs is roughly fifty calls and takes a few minutes; it runs
one suburb-year at a time so a hiccup costs you one slice, not the lot.
What came back
Nothing is saved until you press merge. Conflicts are flagged, never overwritten silently.
Valuer General
The official record. Free, authoritative, and it lags four to eight weeks —
so it is the baseline, not the front edge. Domain fills the gap between the last VG
release and today.
Where to get it. valuation.nsw.gov.au → Property Sales Information →
weekly sales data. Download the Wollongong file, drop it here.
Other ways in
Use these while Domain is being set up, or alongside it.
RP Data is your best source right now. The office almost certainly has a
subscription, and it covers the mid-band coastal sales this file is missing — anything under
about $3m in Wombarra, Coledale and Scarborough. Export twelve months, import it as CSV, and the
appraisal comparables stop having holes in them.
